Andrew Hananel
Managing Partner

Andrew Hananel is a Managing Partner of Acre Valley and its co-founder. From 2010 to 2015, Mr. Hananel served as a Principal of WHI Real Estate Partners (WHIREP), a middle market real estate private equity firm. Mr. Hananel focused his efforts at WHIREP on both capital formation and acquisitions, and was responsible for sourcing and executing transactions representing ~$750 million of total capitalization. From 2005 to 2010, Mr. Hananel was an attorney in the Chicago office of Mayer Brown LLP, where he concentrated on real estate private equity transactions. Prior to law school, Mr. Hananel was a member of Credit Suisse’s Private Fund Group in New York, where he coordinated the placement of equity interests on behalf of financial sponsors.

Mr. Hananel is a member of the Duke Annual Fund Advisory Board, a member of the Board of Directors for the Jewish United Fund, and a member of the Jewish Life at Duke Advisory Board. He previously served in various capacities for the Jewish United Fund, including as Chair of the Real Estate Division and member of the National Youth Leadership Cabinet. Mr. Hananel holds a B.S. in Economics from Duke University and a J.D., magna cum laude, from Georgetown University Law Center.

Joshua Hostetter
managing Partner

Joshua A. Hostetter is a Managing Partner of Acre Valley and its co-founder. From 2011 to 2015, Mr. Hostetter served as a senior member of the acquisitions team at WHIREP. During his tenure Mr. Hostetter focused on acquisitions, equity, debt origination, and he was involved in the acquisition and asset management of real estate with a total capitalization of ~$750 million. 

Mr. Hostetter is on the Auxiliary Board of MetroSquash, where he also serves as a Mentor. Mr. Hostetter holds a B.A. with honors from the University of Chicago.

ALEX ROSENBERG
Managing director

Alex Rosenberg is a Managing Director at Acre Valley. From 2015 to 2017, Mr. Rosenberg was an Associate at The Carlyle Group, a multinational private equity corporation. His focus was on U.S. real estate opportunities, analyzing office, hospitality, student housing, residential, and for-sale residential investments, with a total value of +$1 billion. From 2014 to 2015, Mr. Rosenberg was an acquisitions analyst at Oak Residential Partners, a fully-integrated real estate investment firm based in Chicago. 

Mr. Rosenberg holds a B.B.A. from the University of Wisconsin-Madison.

Eric Gordon
COO / CFO

Eric Gordon is the COO/CFO of Acre Valley. From 2012 to 2017, Mr. Gordon served as CFO of Adreima, a national revenue cycle services provider. Responsible for corporate finance, capital markets, and acquisitions, he helped the company double its revenue during his tenure. From 2008 to 2012, Mr. Gordon was a Vice President at a Chicago-based middle-market private equity firm. From 2002 to 2006, Mr. Gordon was Manager of Real Estate Investments at Ventas (NYSE:VTR) - the country’s foremost healthcare REIT - where he helped acquire assets totaling +$500 million of capitalization. Prior to Ventas, Mr. Gordon was an investment banker in Merrill Lynch’s Leveraged Finance Group in New York.

Mr. Gordon serves on the Citizen Input Task Force for North Shore School District 112, is a Board member of Highland Park AYSO Soccer, and is a former member of the Board of the Chicago Chapter of Israel Cancer Research Fund. Mr. Gordon holds a B.S. in Economics and Mathematics from Duke University, magna cum laude, and an M.B.A. from Harvard Business School, where he was a Baker Scholar, Henry Ford II Scholar, and Wolfe Scholar.

 
 
 

JAMES MORRIS
MANAGER OF MULTIFAMILY OPERATIONS

James Morris is the Manager of Multifamily Operations at Acre Valley. Prior to joining Acre Valley, Mr. Morris was a Regional Director of Property Management for RangeWater Real Estate, where he oversaw a multifamily portfolio in North Carolina totaling over 1,600 units and was nominated for Regional Director of the Year. During his time with RangeWater, Mr. Morris was instrumental in growing the North Carolina portfolio. Prior to RangeWater, Mr. Morris managed purpose-built student housing assets on the East Coast for American Campus Communities, Capstone Real Estate Investments, and CA Ventures. He was a member American Campus’s 2016 Inside Track class for exceptional leaders, and his assets were consistently top performers.

Mr. Morris has been a licensed real estate broker in North Carolina since 2020 and is an active member of the Triangle Apartment Association. He attended Pitt Community College before transferring to North Carolina Wesleyan University to study Organizational Leadership.

 
 
 

Ben STEMPEL
ASSOCIATE

Ben Stempel is an Associate at Acre Valley. Prior to Acre Valley, Mr. Stempel was an acquisitions associate at Cadre, a New-York-based real estate private equity firm, where he focused primarily on multifamily acquisitions and asset management. From 2018 to 2022, Mr. Stempel was an Analyst/Associate at Blue Vista Capital Management, a Chicago-based real estate private equity and credit investment firm. His focus was on U.S. real estate acquisitions, analyzing student housing, multifamily, office, self-storage, and hotel investments. Mr. Stempel holds a B.B.A. from the University of Michigan.

Richard A. Hadar
Chairman

Richard Hadar is the Chairman of Acre Valley and its co-founder. He is a premier real estate investor, entrepreneur and philanthropist. Following two years in the Army, Mr. Hadar worked briefly as a salesman for Scott Paper before founding and managing two multimillion-dollar direct marketing businesses (liquor import and jewelry) in quick succession. Both companies were widely recognized for their efficiency and innovative marketing strategies. When Mr. Hadar sold the jewelry business, the company was ranked as one of the most profitable direct marketing companies in the country. Using the proceeds from the sale, he began investing in real estate in the 1990s, making numerous notable acquisitions and overseeing the renovation of several buildings. Mr. Hadar co-founded Allied Partners, a real estate development and management company in 1993 and served as Chairman until 2003. Among many other properties, his portfolio has included the Citicorp Center, 1 East 57th Street (now the LVMH building), Studio 54; and most recently, 915 Broadway.
